A few inches of earth can determine whether water moves safely away from a new home or settles against its foundation year after year. Residential grading before construction is not simply a matter of making a building site look level. It is also wise to preserve drainage paths and avoid overbuilding a site with hard surfaces. More pavement, roof area, and compacted ground can increase runoff. The final grading plan should account for those changes rather than relying on the property’s pre-construction drainage patterns.
The Right Time to Make Grading Decisions
